Karavitsi Villa is located near Neos Marmaras, in the first row to the sea, in a quiet environment that provides a pleasant and relaxing environment for vacation. The facility has a beautifully landscaped yard rich in palm trees and greenery, with two large covered parking spaces and a bar next to the beach itself. Accommodation units are distributed in two buildings and are characterized by modern decoration, comfort and functionality, with the availability of wireless internet and private terraces. There is also the option of paying extra for breakfast, while the emphasis is on a pleasant atmosphere, security and comfort of stay.

The villa is about 250 meters from the restaurant Rahona, the center of Neos Marmaras is about 1.5 kilometers away, the nearest bakery is about 500 meters away, while the first store is about 800 meters away. The beach in front of the accommodation has a pebbly entrance to the sea, but after only one meter it turns into fine sand.

Within the villa there are two buildings with a total of 21 accommodation units, of which 12 are studios of around 30 m² and nine apartments of around 45 m². The facility was built in 1991, and over the years it has been regularly renovated, with the bathrooms and some kitchen elements being renovated in 2017. Both buildings are in very good condition and nicely, tastefully furnished.

On the ground floor of the first building, there are three apartments with the same layout, consisting of a bedroom with one double bed and a living room with a kitchen, in which two L-shaped single beds are placed. The kitchen is equipped with a mini-stove with two hotplates and an oven, a refrigerator and basic dishes. The bathrooms are modern, with a shower enclosed by a wall and a curtain. It is possible to add an extra bed to these apartments, so their maximum capacity is 4+1 persons. On the floor of the same building, there are three apartments organized as maisonettes, in which the bedroom with a double bed can be reached from the living room with kitchen and beds via internal stairs. The apartments in this facility each have an air conditioner and a TV.

The apartments in the second building are slightly more spacious. The living room with the kitchen has a couch with a drawer-bed and a dining table, while the bedroom has a double bed. These accommodation units have two air conditioners.

The studios are also equipped with a mini-stove with two hotplates and an oven, a refrigerator and the necessary dishes. Depending on the capacity, they can have a double bed or two single beds, a double bed and a single bed, three single beds or a double bed and two single beds. One four-bed studio has two single beds and another single bed with a pull-out part with a standard mattress, as well as a direct exit to the yard. It is possible to add an extra bed to some studios.

Cleaning of accommodation units, as well as changing of bed linen and towels, is done every three nights. A washing machine is also available to guests for an additional fee.

One of the biggest advantages of this accommodation is the spacious and carefully arranged yard with palm trees, paths, greenery and natural shade. Within the courtyard there is a beach bar, two large covered parking spaces and seating. Drinks, coffee and sandwiches are served in the bar, while specific meals are not offered. A typical Greek breakfast, which includes bread, butter, honey or marmalade, cheese, ham and drinks, can be ordered for an additional fee.

It is important to note that the owner does not allow guests from other facilities to be brought to the beach in front of the villa, given that the beach has a smaller capacity. Sunbeds and umbrellas on the beach are available to guests of this accommodation free of charge.

The accommodation is easily reached by the main road Nikiti-Sarti, where about 1.5 kilometers before entering Neos Marmaras, on the right, there is a clearly marked turn to the villa.

In case of health problems, the owners can arrange the arrival of a doctor from Neos Marmaras directly to the accommodation.

Karavitsi Villa is a good choice for guests who want a peaceful vacation in a beautifully decorated environment, with close proximity to the sea and the beach.
